Property Snagging & Inspections in Dubai

For overseas owners

Own a Property in Dubai but Live Abroad?

You do not need to be in Dubai to have your property inspected. The inspection can be coordinated remotely and the report delivered digitally, with your consent and lawful access at every step.

How does remote coordination work?

SnagRight coordinates each step with you remotely, at times that suit you. The inspection is performed, and the report signed, by an appropriately licensed inspection provider, subject to verification and confirmed in your agreement. You do not need to travel.

  1. Tell us about the property. Type, community, stage and any handover or access date.
  2. Receive a written scope and quote. Review it at your own pace and ask questions.
  3. Accept the quote yourself. As the owner, you accept the quote directly.
  4. Give your own consent. Before property or contact details are shared with the inspection provider, you give separate, explicit consent.
  5. Arrange lawful access. Access is arranged with the developer, building or your authorised representative (see below).
  6. Inspection takes place. The inspection provider records the conditions on the day and any areas that could not be inspected.
  7. Receive the report digitally. Through the delivery route confirmed in your agreement.
  8. Follow up remotely. Submit findings to the developer, and arrange a Reinspection (sometimes called de-snagging) when you are told repairs are complete.

What does "lawful authorisation" mean here?

Access to a property, especially before handover, is controlled by the developer, the building or the current occupier. If you cannot attend, someone else may need to be authorised to arrange or provide access.

  • Developers set their own rules. Some accept a written letter of authorisation; others require a formal power of attorney for certain steps. Ask the developer what they need.
  • Representatives help with access, not consent. A person you have authorised can help with keys, appointments and access, but accepting the quote and consenting to share your details with the inspection provider must come from you.
  • Signing is separate. Signing handover documents on your behalf is a legal matter between you, your representative and the developer. An inspection does not authorise anyone to sign for you, and it is not handover acceptance.

How is your information protected?

  • share documents only through the secure routes confirmed when you accept your quote;
  • send only what is needed: there is no need to share passports or payment records with the inspection provider;
  • details are shared with the inspection provider only after your separate consent;
  • you can ask questions about how your data is handled at any point. See our privacy notice.

What should you prepare from abroad?

  • the developer's handover notice or access arrangements;
  • confirmation of whether water, power and cooling will be running;
  • the name and contact details of anyone you have authorised to help with access;
  • a list of any areas you specifically want considered, such as balconies, terraces or gardens;
  • the developer's formal channel for submitting defects.

What can a remote inspection not do?

It cannot be your legal handover, verify your title, give legal advice or authorise anyone to act for you. Like any inspection, it is visual and non-destructive, limited to safe, accessible areas within the agreed scope, and it cannot find every defect.

If you plan to let the property

If you plan to let your property, our guide to snagging before renting explains how to plan inspection and follow-up before a tenancy starts. For the follow-up stage, see following up with the developer.

Common questions

Can my representative in Dubai give consent for me?

No. Someone you have lawfully authorised can help with access and logistics, but accepting the quote and giving consent to share details with the inspection provider must come from you as the owner.

Does the inspection count as accepting handover?

No. An inspection is separate from the developer's handover. Accepting handover, and anything you or a representative sign, are matters for your contract and the developer's process.

How will I receive the report?

Digitally, through the delivery route confirmed in your agreement. You can then forward it to the developer through their formal channel.

Can the inspection be arranged around my time zone?

Communication can be arranged at times that suit you. The inspection itself is scheduled around the developer's or building's access hours in Dubai.

Can a reinspection also be done remotely?

Yes. A reinspection can be coordinated in the same way, with the update delivered digitally.
