Property Snagging & Inspections in Dubai

Quote first, always

Request an Inspection Quote

Tell us about the property and where you are in the process. A written scope and quote follow before anything is booked. Submitting a request does not commit you to anything.

What happens after you request a quote?

Each step is confirmed with you before the next one begins.

  1. Request received. You receive an acknowledgement with a reference for your request. No booking is made.
  2. Review. We review the property type, stage, location and timing, and contact you if anything needs clarifying.
  3. Scope and written quote. You receive a written quote setting out the service, the areas included and excluded, access and utility requirements, the reporting format and timeframe, the terms of any reinspection (sometimes called de-snagging) and the price.
  4. Acceptance. You decide whether to accept. Nothing proceeds until you do.
  5. Separate owner consent. Before any property or contact details are shared with the appropriately licensed inspection provider, subject to verification and confirmed in your agreement, the owner is asked for explicit, separate consent. This is in addition to accepting the quote.
  6. Booking. The inspection date is confirmed, taking account of developer, seller or building access.

Reinspection terms, where you want one, are part of the written quote:

Reinspection terms

Terms are confirmed in writing in your quote.

  1. Enquire

    Tell us the property type, stage and location. Sending an enquiry does not involve any payment.

  2. Scope and quote

    You receive a written scope, its limitations and a quote before you decide anything.

  3. Authorisation and booking

    You approve the quote. The owner gives separate consent before any provider access is arranged.

  4. Professional inspection

    An appropriately licensed inspection provider, subject to verification and confirmed in your agreement, inspects the agreed scope.

  5. Photographic report

    Findings are documented with photographs, locations and notes. The inspection provider signs the professional report.

  6. Developer follow-up

    You can use the report to document concerns and follow up with the developer or responsible party.

  7. Optional reinspection

    Where agreed, a reinspection (sometimes called de-snagging) checks items reported as addressed.

Illustrative journey. Your agreement sets the actual scope, fees, consents and responsibilities.

What will you be asked?

The request is short. Six questions are required:

  • your name and email: used only to respond to your request, with your explicit agreement;
  • who you are: the owner or buyer, an authorised representative, or a broker acting with the owner's permission;
  • the service you are asking about: one of the eight services, or "not sure yet";
  • property stage: new home before handover, resale purchase, occupied home with a warranty or defects period, repairs completed, renovation or fit-out completed or nearing completion, or not sure;
  • property type: apartment, townhouse, villa or something else.

Your mobile or WhatsApp number, email, the service and your property stage and type are asked for in the main section. A "More details (optional)" section lets you add the community or project, a known handover date, your situation and anything else we should know.

This form does not sign you up for marketing. Your details are used to respond to your enquiry and to handle your inspection request.

What is not asked at this stage?

  • payment details;
  • copies of passports, title deeds or payment records;
  • your sale and purchase agreement (SPA), unless it becomes relevant later and you choose to share it.

What should you have ready?

You do not need documents to make a request. It helps to know:

  • the handover notice or expected access date, or for renovation works, the expected completion date;
  • whether water, power and cooling will be running;
  • any balconies, terraces, gardens, pools or other areas you want considered;
  • for renovation or fit-out works, which rooms or elements were renovated;
  • whether the property will be empty, furnished or occupied.

Who performs the inspection?

SnagRight coordinates the service. The inspection is performed, and the report signed, by the inspection provider. The provider's details are set out in your agreement and report.

Common questions

Do I pay anything when I submit a request?

No. A request is an enquiry. Nothing is booked and no payment is taken until you have received and accepted a written quote.

What if I do not know my handover date yet?

That is fine. Tell us the expected timing and the request can be reviewed. The booking is confirmed once a date is known.

Why do you ask for separate consent before the inspection provider is involved?

Because sharing your property and contact details with the inspection provider is a separate step from requesting a quote. The owner's consent is asked for explicitly before any details are shared.

Where does my online request go?

Straight to the operating platform that manages SnagRight requests, over a secure, signed connection. This website does not keep your request: it retains only short, hashed diagnostic logs of connections (not the contents of your form). The form shows a reference number only once the platform confirms it has received your request.

Can someone else request a quote for my property?

Someone can enquire on your behalf, but you, as the owner, will be asked to accept the quote and to give your own consent before details are shared with the inspection provider.
